Home Prices Continue to Rise While Buyers Gain More Choices

If you've been wondering whether now is a good time to buy or sell a home in Calloway County, you're not alone. It's one of the questions we hear almost every week.

The good news is that our local housing market continues to show encouraging signs. Home values are still climbing, buyers have more inventory to choose from than they did a year ago, and homes that are priced correctly continue to sell in a reasonable amount of time.

While national headlines often paint a mixed picture of the real estate market, Calloway County continues to tell its own story, and it's a positive one.

Here's a look at what happened in our local residential market during July.

Home Values Continue to Appreciate

The strongest takeaway from July's report is that home values continue moving in the right direction.

The median sale price increased to $270,000, up 5.8% compared to July 2025, while the average sale price climbed to $298,034, an 8.1% increase year over year.

Those numbers tell us buyers continue to see value in Calloway County real estate. Homes that are well maintained, professionally marketed, and priced appropriately are attracting strong interest and commanding solid prices.


Inventory Is Growing, But Demand Remains Strong

One of the biggest changes we've seen this year is an increase in available homes.

At the end of July, there were 111 active residential listings, compared to 99 homes at the same time last year. That's an increase of just over 12%.

More inventory is good news for buyers.

It means more options, less pressure to make rushed decisions, and more opportunities to compare homes before making an offer.

However, this isn't an oversupplied market. Inventory has improved, but buyer demand continues to keep pace.


Buyers Are Still Buying

If higher inventory meant buyers were disappearing, we'd expect sales to slow.

Instead, the opposite happened.

During July:

  • 41 homes sold, an increase of 13.9% over July 2025.
  • 48 homes went under contract, up 17.1% from one year ago.

Those numbers show that buyers remain confident in the local market despite mortgage rates remaining above the historic lows many remember.


Homes Are Selling Faster

Another encouraging trend is how quickly homes are selling.

The average cumulative days on market dropped from 58 days last July to 51 days this year.

That tells us buyers are still acting when they find the right home.

Properties that are priced competitively, professionally photographed, and move-in ready continue to attract the strongest interest.


What Does a 3.7-Month Absorption Rate Mean?

One statistic many consumers aren't familiar with is the absorption rate.

Think of it as a measurement of supply versus demand.

A 3.7-month absorption rate means that if no additional homes came on the market, it would take approximately three and a half months to sell the current inventory at today's sales pace.

Generally speaking:

  • 0 to 4 months favors sellers.
  • 5 to 6 months is considered a balanced market.
  • More than 6 months generally favors buyers.

Calloway County continues to lean toward a seller's market, but buyers have considerably more opportunities than they did just a couple of years ago.


What This Means for Buyers

If you've been waiting for more inventory before beginning your home search, now may be a great time to take another look.

Today's buyers benefit from:

  • More homes available.
  • Less competition than during the peak seller's market.
  • More opportunities to negotiate.
  • Continued appreciation in local home values.

Waiting for dramatically lower interest rates may not produce the savings many buyers expect if home prices continue to rise.

Every buyer's situation is different, but today's market offers more flexibility than we've seen in several years.

Home values are increasing.

Buyer demand remains healthy.

Homes are selling faster than they were a year ago.

The difference today is that buyers have more choices, making pricing strategy more important than ever.

Homes priced correctly from day one continue to perform well, while overpriced properties are more likely to remain on the market longer.

Professional photography, strong online marketing, and accurate pricing have become essential ingredients for a successful sale.

From what we're seeing every day, Calloway County remains one of the healthiest real estate markets in western Kentucky.

Serious buyers are still writing offers.

Well-prepared homes continue to sell.

Inventory is improving without creating an oversupply.
